Highland Bridge, a significant redevelopment endeavor, is situated on 135 acres within one of St. Paul's notable neighborhoods, transforming the former Ford Assembly Plant site along the Mississippi River. This ambitious project seeks to redefine urban living by integrating the historical context of St. Paul with a contemporary vision for the future.

Central to Highland Bridge's design are principles of sustainability and innovation. The development is designed to be Minnesota's most sustainable neighborhood, with electricity throughout Highland Bridge intended to come from 100 percent carbon-free and renewable sources, including a one-megawatt urban solar array. All larger commercial and multifamily residential buildings are planned to be solar-ready and meet rigorous green building standards, such as LEED or B3 Certification, in compliance with the Saint Paul Sustainable Building Policy. This includes requirements for reduced energy and water usage, waste diversion, and healthy indoor environments. Some residential units also offer all-electric options and are Energy Star and LEED certified, aiming for 30 percent less indoor water use and 50 percent less outdoor water use compared to traditional designs.

A key aspect of its sustainability initiatives is an advanced stormwater management system that captures and cleans approximately 64 million gallons of runoff annually, preventing an estimated 28 tons of suspended solids and 147 pounds of phosphorus from entering the Mississippi River. This system incorporates visible features like rain gardens and permeable surfaces, alongside underground storage and filtration, to manage stormwater efficiently and feed a central water feature that is also an amenity for recreation. The project also includes the planting of over a thousand trees and features native landscaping designed to use 50 percent less water than conventionally irrigated sites.

The mixed-use development encompasses a wide range of offerings, including approximately 3,800 housing units, with 20% dedicated to affordable housing, alongside 265,000 square feet of office space and 150,000 square feet of retail space. Residential options vary from apartments and single-family homes to condos, row homes, and senior living facilities. Public and green spaces span over 55 acres, featuring parks, trails, and civic areas, promoting community engagement and connectivity. Construction began in 2020, with several housing, retail, and medical office projects already completed, including a medical office building anchored by M Health Fairview and a senior living community named Marvella. The development also emphasizes multimodal transportation, with plans for electric vehicle charging stations, proximity to public transit, and ten miles of pedestrian and bike paths. Highland Bridge aims to offer a balanced urban lifestyle, keeping St. Paul's timeless landmarks and charm accessible.
