Dallas Real Estate Market Conditions August 2009

by brook

You know that the Dallas/Fort Worth area is chalk full of fun family attractions, including sports and cultural establishments. You may have even heard that Dallas was placed in the Forbes Top 10 America’s Most Affordable Places to Live list this past summer, ranking at number six (we said so in our update on the Dallas market conditions July 2009). Chances are, if you are continuing to research Dallas real estate market conditions for August, it’s because you are watching for fluctuations that will help you decide whether or not to buy there. If this is the case, you’re in luck: The most recently available numbers can be found here.

Homes For Sale In Dallas

There are 7,268 homes for sale in Dallas currently, at a median price of $222,000. This is a 1.3% month-over-month decline. As it turns out, 18 of these properties are new homes, sharing a median of $199,999. The new home median is lower than the overall median? It appears so! This may mean that it is an ideal time to purchase a new home in Dallas, rather than a resale home. What a great opportunity!

If foreclosed homes are your forte, experts have not yet recorded any Dallas foreclosure market homes for August, nor has there been a month-over-month change recorded. Fortunately, the new home and resale prices are so fantastic, many buyers will not need to consider exploring the foreclosed options. To take your search to the next level, contact a reputable Dallas Realtor today.
