2017 Year End Recap and Beyond

I just can't believe that 2018 is almost here. Wow, this year flew by!


I'm sure working in real estate during this exciting season is part of the reason.


Keller is a unique market. We have 2 distinct price points - luxury and affordable.


Old town Keller and areas near 377 tend to have the more affordable properties while parts of Keller that are adjacent to Southlake, North Richland Hills, and Colleyville have predominately luxury homes.


When studying the market, we don't have a huge data set to analize. When a nuber of houses out of either price point sell, it can cause drastic swings in market data analysis due to these factors.


For instance, if we look at the percent increase from November 2016 to November 2017 we see a 4% increase. However, if we look at the percent increase from June to June we see an 8% increase, almost DOUBLE. 


The main takeaway is this - prices are rising at record rates. You're not going to see quite the increase as you will in lower price points, but when you look at historical appreciation rates, we're in unprecedented times.
