2018 Bulverde Real Estate Market Conditions

Lots of interesting things happening in the market to make you think….one of them is that interest rates are starting to rise.  That alone could make more buyers come into the market.  Don’t forget the lower property taxes when you are comparing a home in San Antonio to a home in Bulverde.


What’s sold?


12 homes have sold since the first of the year….40 days   The average sold price was $374,852.  It took 59 days to sell the average home.  The average house size was 2405….because of the recent new home sales on smaller/mini lots.  Not the norm for Bulverde sales.  Sellers paid an average of $5880 in buyers closing costs.  


What’s for sale?


Currently 101 homes are for sale in Bulverde! $514,609 is the average asking price. The current average days on market for homes available is 132 days. The average size of a home for sale right now is 2989 square feet.


Who is selling their home?


Right now, February 9th, 7 homes have accepted an offer (Active Option status…which means they have a contract but the buyer is under their right to terminate) or Active Right of First Refusal (they have an accepted contract but it might be contingent on the buyers sale of their home and the seller has the right to ask them to terminate if they find a better buyer)…..Average price is $459,100.  Average square footage is 3080.  Average days on the market?  113


Under Contract Homes…past their inspection period:  17 homes!  The average asking price is 360,035.  The average size is 2561.  The average days on the market is 134.


We like to think positive….and all the national news suggests we are in a “hot” market….but I am observing the hottest market is for new construction.  A lot of the buyers running around might like DIY (Do it yourself) shows…but when it comes to having time or money to do it themselves…..they just aren’t willing to make the jump.  If you are considering selling your home please give me a call….I’d love to help you with advice on what you can do to get it ready for todays buyer….and help you make sure you are priced right to attract your buyer.
