Bedford recorded 52 sold listings in the past 30 days with an average sale price of $267,960 and only 33 days on market.</p><p><br></p><p><br></p><p><br></p><p>The median list price in Bedford for the past month has increased slightly, up 1.89% to $275,000 when compared to last month. But the actual sales price has a median that rose drastically over last month, for an increase of 11%, bringing the median sales price to $268,000.</p><p><br></p><p><br></p><p><br></p><p>Despite these increases, the median estimated home value for Bedford has remained stable at $249,000 which is only .48% over last month. This value has shown consistent increases over the past few years showing a 16% rise in just two years. The median price of these was $241,700 with a high of $339,750 and a low of $179,900. We saw 32 listings come under contract with an average of 54 days on the market, and we saw 28 active listings have to adjust their pricing after an average of 63 days on the market. 41 properties closed in the last month with an average sold price of $249,000 and 30 days on market.</p><p>The Bedford market has seen large increases in home values over the last year with the median coming in at $248,000 at the end of January which is up 2.37% over December and 14.24% over the prior year.</p><p>Bedford selling prices went down slightly in the last month with a 1.29% decrease but have increased over the past 12 months with a 3.81% increase with a median sales price of $237,000.&nbsp;</p><p>Until next month...</p> Thu, 21 Feb 2019 00:00:00 GMT December Real Estate Market Update: Bedford- Great start to 2019 here in Bedford, Texas! <p>Home sales and values in Bedford continue to be on an uptick. The median home value is up to $239,000 which is up .25% in the last month, 4.43% in the last quarter, and 9.54% over the past year.</p><p><br></p><p><br></p><p>Similar to the surrounding areas, list prices for Bedford homes increased showing a median of $280,000, up 1.8% over the prior month, 6.04% for the quarter, and 7.71% over the prior year.</p><p><br></p><p><br></p><p>Despite the higher average list price, home sale prices have actually fallen slightly over the last year, driven by the number of distressed properties coming to the market.
