December 2017 Real Estate Market Conditions

   We saw a bit of a slow down in December in Wake County. Most likely, due to the Holidays, many people were focused on preparing delicious meals for large tables of family members and waiting to think about buying or selling for 2018. We had a little less inventory of new listings for December 2017 than this month last year, down 5.2%. However, we finished the year with more listings overall than in 2016. We had a total of 24,800 new listings in 2017, which is up 0.6% from 2016 where there was a total number on 24,653.


Interestingly enough, though there were less home sales in 2017, there was a higher total volume in closed sales. Homes have just gotten more expensive this year! The average sales price was up 7.5% this year!


We predict we still start strong in 2018. We have buyers who are excited and ready to look at the beginning of the year. If you are considering selling, there is not too much competition so now is still a great time to sell. If you are looking to buy, go for it!
