December 2022 Rocklin Real Estate Market Update

Rocklin Housing Market Data for November 2022

Median Housing Market Data

Rocklin home prices are up 3%.  This is comparing November home sales this year to November last year.  However, when comparing the average home sales in Rocklin, housing prices are down 5%.  Again, this compares November home sales to November last year.


Home buyers and sellers are busy with the holiday season and not looking to move. Home prices have been steadily falling in Rocklin until November.  This time of year, it's normal for the number of listings to fall.  And for DOM to increase.

Highlighted in blue below are the number of listings that sold in November.  Notice the difference from last year to this year.  About half of the total home sales this year.  Also, notice the total home sales on November 35. That's not very many homes that closed.

The DOM is showing homes are staying on the market longer.

In this housing market, it's essential to price your home correctly if you are selling.  There are not as many homebuyers, first of all.  Second, there are more homes on the market (your competition).  If you overprice your home, there is a chance that a homebuyer may not even look at your home.  In a declining housing market, you should price your home at or below a house that compares to yours (your competition).

If you are considering selling, I have made an import do and don't list for you.  This is very helpful when selling a home and can make a difference.
