New Homes Directory Realtor of the Month: Julie Tuggle

As a North Carolina native, Julie Tuggle is among the top Carolina real estate brokers. After working for a traditional broker for a short period of time, Julie saw the need to represent buyer’s interest alone so in 1998 she started Carolina Buyer’s Agent. Almost 20 years later, Carolina Buyer’s Agent remains one of the few brokerage firms in the Charlotte area that do not represent seller’s interest and she believes the benefit comes from not having to worry about the agent representing the buyer and the seller at the same time. Julie has been sharing her market expertise with New Homes Directory.com visitors since June 2015 so we were excited to dive in a little deeper and get to know our Charlotte real estate market expert.


Kelley: You mentioned one of your favorite things to do is investing in real estate. Are all of your rental homes in the Charlotte area? 


Julie Tuggle: Well, they are right now. I’m looking for a home in Wilmington, at the beach. So I think that’s going to be my next purchase. I just really want to have a vacation home at the beach which will be an investment property.  We’ll rent it out as an investment property but have it available to use when it’s not rented. 


Kelley: Do you have any advice to share with someone looking to get into real estate investing? 


Julie Tuggle: I’d say the big thing is, the days of buying a property and flipping it are pretty much over, at least in the Charlotte area, because of the profit margin. There’s not enough profit to be made. So I’d say if someone were interested in buying investment property I would recommend that they buy and hold which means that they put a renter or a tenant in there and let the tenant pay down their mortgage. It’s not really such a great investment to do flipper properties in this market and I think that’s probably true in a lot of markets because it’s such a strong seller’s market. 


Kelley: Do you have a memorable or favorite moment with any of your clients? 


Julie Tuggle: Ya know, I think the most interesting sale I had, which was almost kind of the beginning of a trend and it was 15 years ago, I had two families that wanted to move in together and it was the children and the parents in the same house. And so I think the parents were downstairs on the main floor and the kids were upstairs and I mean everybody contributed to making the mortgage payment. They were able to get a much nicer home and now you see even builders are getting into doing suites downstairs for in-laws or parents to move in so that was kind of the front edge of that trend. So many families are moving in together, especially with aging parents, so a lot of children are moving their parents in. 


Kelley: Would you like to share any community activities you or Carolina Buyer’s Agent are involved in? 


Julie Tuggle: I feel like the biggest thing that holds children back is lack of education so I volunteer as a reading partner. We focus on middle school, if they don’t get a good start in reading you don’t want them to get to high school and have difficulty because then they might not graduate which could affect their whole prospects for jobs and everything. So I love being a reading partner and helping middle school students read and the whole idea is to score higher on those tests because that’s what this kind of prepares them for and enables the teachers to see what kind of progress they make. I think just as a community member, I love doing that. I enjoy it a lot and I feel like I’m helping in a lot of ways.
