New Homes Construction On A Rise In Edmonton!

According to the Edmonton Home Builders Association, home builder companies are experiencing a rise in new homes being built in Edmonton, Canadian a province of Alberta. Builders have seen a 50 per cent increase in the number of people visiting show homes in the past three months. This translating into home sales, which equals a demand for new homes to be built.

The association vice president, Sandra Young said Thursday; "Some of it's pent-up demand, right, because it hasn't been any sales for almost six months, or very very low numbers in sales for six months ... some of it is people realizing that now is a good time to buy, because pricing is good," said Young. Young also explained that prices have dropped more than 20 per cent since the height of the boom two years ago when builders flooded the market with inventory, but now that supply has been sold off, and builders are again constructing.

"We're just a much leaner and meaner machine, so to speak, and we've got house prices out there today that are 22 per cent lower than they were in November of 2007 plus the carrying costs, and when I say carrying costs that's the mortgage rates," executive vice president Jim Sirup of Jayman MasterBuilt Inc. This is a huge turn around for Jayman MasterBuilt Inc since the downturn in new home construction in Edmonton when they had to lay off about 50 people.

Pulte Homes

With the announced merger with Centex to be finalized late in 2009, Pulte will become the largest U.S. homebuilder.

People are realizing the advantages of living in condos and their affordability. So nowadays you find condominiums everywhere. Though a condo is benefiting many first time buyers, it’s not the best buy for everyone. Every individual has their own needs so here is a checklist for buying a condo before making the big purchase.

• Price! This is the most important factor when deciding to purchase a new condo. The price generally depends upon the area where the condo is situated and the size of the condo. If it is near a business center then it’ll be expensive and the bigger the condo the bigger the price.

• Decide on your budget before you start looking. This way when you find an ideal location that meets your budget you can go in for it.

• Find out what is important to you in a new condo.  Does the style matter, do you prefer new or old condo, high rise or low? All these factors should be taken into consideration while going in for a condo.  If you like to have panoramic views of the city then go in for a high rise. If you wish to lead a more simple life, a single story condo may be for you.

• The next on your checklist should be whether you want a studio apartment or a one or two bedroom.

• Look for well known developers. Is your developer trustworthy and constantly builds high quality condos?

• Check out if your condo has a gym and swimming pool. These facilities however do add to your cost.  Parking space is another point to be noted. Your car should have ample space to be parked..

• Check to make sure the condo has a registered association and that it is functioning according to rules and regulations. Also check if the elevator is in working condition as well as any other amenities such as the community washer and dryers and trash shoots.

All these above mentioned factors should be taken into consideration when buying a condo.

Easy Ways To Save Space In Your Home

All of us wish of owning that “Big American Dream” … know as property. But becoming a home owner and fulfilling that dream is not easy.

When you save and buy property you sometimes come to the realization that it is not as big as you had hoped or that you’ve ended up with a slightly smaller home than you had imagined. That is when you need to plan out how to make use of each and every square foot of space that you have in your house or condo. 

Just because you have a small home doesn’t mean it has to be in disorder. Here are some tips how you can make optimum use of the space that is available to you. 

• Keep the minimum amount of stuff at home. Simply remove any extra possessions. A good guide line is that if you haven’t used it in 2 years you are probably never are going to use it, so toss it!

• Give an illusion that the room is big by removing obstacles so that the space looks open and wide.

• While doing up the house keep shelves and drawers above windows and doorways. That way you get enough space to walk around.

• Using foldable coffee tables and dining tables will help in keeping the place open as well as using it only when required.

• Create an illusion that the room looks big. Lighting is one of the most important fixtures in a home and by placing bulbs and fixtures at strategic points you can make the home look more open.

• If your living room opens into a patio, make it comfy so that it looks like an extension of your living room.

• Keep your pockets full as well as a no clutter home by buying only minimum amount of furniture.

• If your sofa and chairs are bigger in size then your home also has a bigger appearance.

• Keep the window pane clean so that enough sunlight pours in making the room look bigger.

• Use light and frilly curtains to keep it light and cheerful.

• To optimize the kid’s rooms, use bunk beds and study tables with shelves and a small stair for the kids to climb on.
