It almost goes without saying that Denver offers homeowners the best of both worlds, and that there are few American metro areas in which the outdoor and indoor complement one another as they do in this city. So, what does the market look like for those who wish to flock to Denver, CO? Homes for sale are still ample, but there has been some market activity.

Let’s take a look: The 6,217 homes for sale in Denver this August share a median price of $295,000. Yes, under $300,000 in this classy, largely upscale city! In fact, this figure represents an actual price decline since July (of about 1%). Is this an indicator of a trend? Well, last month’s data revealed a slight month-over-month increase; so, it’s safe to say things can go either way. That doesn’t mean it isn’t a good time to look! When the market is unpredictable, a local expert can provide the guidance you need to make an informed decision.  

Now, the August, 2009 Denver real estate market conditions indicate that homes are slightly pricier. There were around two dozen of them on the market in August, with a median price of $344,950. Homes for Sale - Denver Market Conditions July 2009

A marriage of pristine outdoor surroundings and laid-back urban style – Denver has it all, right? Their winters are notorious, of course; but how do their summers fare, specifically in terms of the housing market? Let’s take a look at the market conditions in Denver for summer 2009.  

New Homes In Denver

Greenwood Village, CO-based Metrolist Inc. reported that as of July 1, Denver, CO real estate enjoyed increased sales activity, particularly in the resale home market. During June, combined residential sales volume (including single family homes and condos) was 4,186 properties. This is up an astonishing 15.38% from May, when the volume was 3,628. However, the same report revealed, Denver’s Multiple Listing Service sales are down 13.60% year-over-year (from June of 2008). This June, the Denver MLS had 20,853 homes in inventory for sale, an increase of .57% from the prior month, down 20.12% from the same time last year.

How much will a home in Denver cost the average buyer right now? June’s median home sales price was $258,434, which is an increase of 6.34% from the average price in May of $243,022. Because it appears that prices are slowly climbing, now is a good time to inquire about the Denver listings that interest you.
