There are several new Retail businesses that have located at the Highway 6/Dulles Ave intersection area. At one time there were 4 grocery stores on this hard corner. HEB, Randalls, Albertson's and WellFarm , an Asian marketer. Albertson's was the first to go and was partially replaced by a sports venue called Velocity. Randall's then shut down and was vacant for 5-6 yrs. Only HEB and WellFarm remained. Now Fitness Connection has taken space in the old Randall's location and is ramping up for a Grand Opening soon. On the other side a new Auto Zone has built on a pad site and Fuzzy's Tacos has taken the endcap where the video outlet once was and has added a patio area. The Velocity area has been redesigned as a Star Cinema location. This is a venue with full bar, limited menu and luxurious seating for watching current hit movies. Nearby is Bogie's on Dulles at Cartwright in a free standing outbuilding sporting a upscale neighborhood bar appearance. Looks like this area is going to be more vibrant in the future with more retail revenues for Missouri City and Sugar Land.
