September 2011 League City Real Estate Market Conditions

Located south of Houston and 26 miles north of Galveston, the City of League City has seen its population increase over 60% since the 2000 census. The fastest growing city in Galveston County, largely residential, is seeing continued development, though slowed, in approximately 25% of its 131 subdivisions, both new and existing.

 

Currently, League City has 646 active single family listings with a median list price of $210,000, and an additional 146 home sales pending. Last month, 104 single family homes closed with an average of only 85 days on the market and a median sales price of $172,600 (meaning half of the homes sold for more and half for less), and an adjusted average selling price of $183,009, or approximately $72.82 per square foot for a 2513 square foot home.

 

League City’s real estate market often allows those relocating to League City, for the area’s economic opportunities in the petrochemical, medical and recreational industries, to purchase more home for less money than in most areas of the nation, as reported by the National Association of REALTORS®.
