Hello all. The Cibolo Texas market conditions have remained relatively stable for the month of October despite the expected slow down due to the school year starting back up and holidays around the corner. So, not to keep you waiting, the numbers for the month of October are:
Number of Homes Currently for Sale - 222
Median List Price for Available Homes - $190,419
Number of Homes Sold - 23
Median Sold Price - $152,000
Average Days on Market – 82
Now, if you notice the difference between last month and this months available listings, you will see that the number of available homes have increased a bit and so has the price. Typically you may see this because some homes come on the market at a higher than expected list price to test the market. You may also notice that the Sold homes have remained relatively the same from last month, but the Sold home price has dramatically decreased. This could be due to a higher than average of short sales and foreclosure sales going through this month. However, homes that are not considered distressed are still selling for fair market value.
As far as what to expect in the coming few months in the Cibolo Texas market, I would expect that homes sales will continue to remain constant. There may be some slowing down due to the holidays, but I suspect the market will pick up sharply right after if the interest rates remain at the terrific level they are right now.
