Home sales in Cibolo seemed to remain steady throughout the Spring, although there was a tiny drop from the number of homes sold in Cibolo from March to April. Here are your numbers:

Number of Homes Currently for Sale - 147

Median List Price for Available Homes - $193,295.00

Number of Homes Sold - 28

Median Sold Price - $165,900.00

Average Days on Market – 70

The month of April shows a median home sales price drop from the previous month, however, as you see, homes were still being snapped up by the many motivated buyers we have in today’s Real Estate Market. Many listings saw multiple offers that resulted in successful sales. The bottom line, buyers are buying as there is no better time to buy a home and sellers, if you need to sell, get it on the market now! Looks like there was a surge of homebuyer activity for the month of March, as the number of homes sold rose slightly. Here are your numbers:

Number of Homes Currently for Sale - 202
Median List Price for Available Homes - $199,676.00
Number of Homes Sold - 32
Median Sold Price - $189,500.00
Average Days on Market – 71

As I had mentioned for the month of February, the numbers for March look good for the overall Real Estate market in Cibolo. There has been lots of Spring activity for those looking to buy a home, and given the continued low interest rates and the amount of choices buyers have today, who can blame them? If you need to sell your Cibolo TX home, getting it ready and priced right and on the market soon will enable you to take advantage of those eager home buyers who are out looking. I suspect that the numbers for April and throughout the Spring and Summer months will continue to look good for Cibolo TX as these are typically the most popular months that home buyers and home sellers enter the market. Well, since we are now almost at the end of March, let's take a look at how the market in Cibolo Texas did for the month of February. This way in a couple of days, I can let you know the numbers for March and you can compare! Here are your numbers:

Number of Homes Currently for Sale - 192

Median List Price for Available Homes - $198,977

Number of Homes Sold - 24

Median Sold Price - $180,320

Average Days on Market – 72

The numbers for February look pretty good. There was a lot of early Spring market activity for buyers which gave the housing market a bit of a look up since the winter and holiday months seemed to dip a bit. Buyers have been hitting the streets hard looking for terrific homes in Cibolo TX and surrounding areas given the incredible inventory we have out there and the incredible interest rates. I will probably say this same thing for the March report if my guess is right that the numbers are probably up, but for buyers, now is definitely the time to buy and if you are looking to sell your Cibolo TX home, time to get it on the market to capture all of those buyers looking. December 2011 Cibolo Texas Real Estate Market Conditions

I trust everyone had a great holiday and you are gearing up for the New Year. I am positive that 2012 is going to be a great year for Real Estate in Cibolo Texas! Here are your numbers for the market in December:

Number of Homes Currently for Sale - 219

Median List Price for Available Homes - $186,770

Number of Homes Sold - 15

Median Sold Price - $147,500

Average Days on Market – 127

The numbers for the Cibolo Texas Real Estate market seem to be doing pretty well for the holiday season. Many home sellers are reluctant to sell their homes during the holiday season as they feel that buyers won’t be out buying during that time frame. Well, that couldn’t be further from the truth. Although home showings typically slow down during this time frame, buyers are still out looking for home to buy especially since they have time to do so since many are off of work during the holiday season. Although the number of sold homes is down slightly, it really hasn’t sharply declined, so with 15 closed homes sales for the month of December, it tells you that home sellers were indeed able to sell. As I will continue to say until it is no longer true, interest rates remain at a ridiculously low rate, so buyers who are able should take advantage of that now! November 2011 Cibolo Texas Real Estate Market Conditions

Well, it's the end of Thanksgiving. With our bellies full and our families on the way back home, let's check out how the market in Cibolo Texas did for the month of November. Here are your numbers:

Number of Homes Currently for Sale - 226

Median List Price for Available Homes - $187,635

Number of Homes Sold - 12

Median Sold Price - $190,500

Average Days on Market – 74

Well, the numbers look a bit interesting for this past month compared to November. As expected, the sales have slowed down a bit, most likely due to the holidays and the start up of the school year. No need to fret though, as you can see homes are still selling. In fact, there have been some that for whatever reason think that the median home prices for Cibolo Texas have fallen, but as you can see, compared to last month, the Sold prices have gone sharply up from the 150s to the 190s and the days on market lessening. That may be due to a lot of new construction homes selling in the Cibolo Texas area. The available Cibolo Texas homes for sale have remained relatively the same with a few more available and perhaps a little lower list price due to the price changes as sellers would like to get their homes sold. Interest rates are still at an all time low, so those serious buyers looking to buy I expect will be out in droves looking for their new Cibolo Texas home for sale so they can get in them before the rest of the holiday season.
