2010 end of year stats are in and are telling an interesting story about how Piney Orchard fared the real estate crisis. Of course with the amenities offered this is always going to be a popular choice for Fort Meade commuters but just how popular is becoming clear with our numbers.
As it stands now Piney Orchard and Odenton real estate in general (with the exception of Seven Oaks) are almost level in the supply and demand category. This Winter brought us some amazing sales volumes and that will be putting a dent in our inventory.
These statistics speak to the demand aspect of the market. You can see that even in Piney Orchard, one of Anne Arundel Counties’ most popular home buying destinations, the demand is down over previous years. But it is not bad. There are roughly 2,500 homes in Piney Orchard and at the peak of the market we were seeing a 10% turnover each year. We are now back to a more normal and healthy turnover. Piney Orchard is now showing itself to be one of the counties' best areas for signs of stabilization. Foreclosure and short sale inventory is lower than many surrounding areas which will help a bit with pricing. So if you are looking to invest in Odenton real estate Pine Orchard remains a top choice.
