The Alpharetta GA real estate market is moving along steadily. The following is a recap of the activity for January, 2012. There is still plenty of inventory in the area with 694 active listings for sale. The current home listings in the Alpharetta area range from $35,600 to $8,900,000. The average price for these homes for sale are $574,480. A four bedroom single family home with 4 bedrooms and three and a half baths is the standard for this area.

There are 167 homes that are currently under contract and pending sale.

The number of homes that have sold in the Alpharetta, GA market in January were 78 homes, ranging in price from $72,000 to $1,850,000. Some of the neighborhoods that showed activity in the area were Harrington Falls, Crooked Creek, Kennewick Place, Avensong and Tuxford.

The Spring market is approaching fast and interest rates remain low. Listings are remaining steady and we should have plenty of homes to select from in the coming months.

December 2011 Alpharetta GA Real Estate Market Conditions

For the month of December, the Alpharetta GA real estate market had 92 sales priced from $85,000 to $950,000. The average price for the sales was $314,577. Days on the market were a tolerable 93 days. Some of the more active neighborhoods in the area were Country Club of the South, Kennewick Place and Avensong.

For the active Alpharetta GA homes, there are currently 690 properties available priced from $76,900 to $8,900,000. Quite a wide variety for sure. The average listing price is $573,432.

Now that the Holidays are behind us and interest rates are very low, things are beginning to be more active.

Alpharetta is a wonderful area to reside in, everything is convenient in the area including parks and recreation, excellent dining, major employers, easy proximity to Lake Lanier, the Chattahoochee River, North Georgia mountains and wonderful communities within the city.

November 2011 Alpharetta GA Real Estate Market Conditions

The Alpharetta GA real estate market has slowed as expected during the Holiday season. An interesting statistic is the number of sales in Fulton County as a whole has gone down but the average sales price is moving upward. Alpharetta continues to be a great place to live with many benefits to its' residents. For the month of November, there were 82 homes sold with Alpharetta ranging from $30,000 to $1,675,000. the average days on market were 86.

Currently there are 802 active single family homes available within Alpharetta with an average price of $549,000. Prices range from $70,000 to $8.4 million dollars. The average bedrooms are 5 and the average baths are 4 for the area. Still present are the REO properties and short sale homes that continue to enter the marketplace. There are 138 pending sales within the area that average $356,000. The Country Club of the South had several sales and was quite active. Other subdivisions that were active were Doublegate, Windward and Glen Abbey.

October 2011 Alpharetta GA Real Estate Market Conditions

The month of October has seen a slowing in activity for the Alpharetta, GA area as far as real estate goes. Interest rates have remained low and there is plenty of inventory available in all prices ranges of the housing market currently. There were 107 Alpharetta GA homes sold within the month with prices ranging from $42,650 to a high of $3,400,000. The average days on the market were 97 days and the average price was $414,923. Some of the more active selling neighborhoods within Alpharetta this month were Glen Abbey, Country Club of the South and Deer Lake. With the current Alpharetta GA homes for sale, there are 853 active listings priced from $79,900 to $8,500,000.

The market should be fairly quiet with the Holidays approaching. With mild temperatures and weather, the activity should be slower to moderate. A little more relocation activity may occur.

September 2011 Alpharetta GA Real Estate Market Conditions Report

The Alpharetta GA real estate market is showing signs of steadiness as there has been good activity with home sales. September is typically a month where things tend to slow as the August crunch to get into homes prior to the start of school ends. The attractive interest rates seem to help with the market at the moment. There are currently 856 active Alpharetta GA homes for sale priced from $39,000 to $9,250,000. The average price is currently $589,600. For the sold properties in the area, there have been 116 Alpharetta homes sold, priced from $20,000 to $1,980,000. The average sales price has been $337,900 and an average of 93 days on the market. A four bedroom three and a half bath home is the favorite configuration for properties these days.

Plenty of inventory remains in the area in a wide price range, with fair market, foreclosure and short sale properties available.
