While Orlando overall had very little change in the number of sales last month, Winter Park had a bit of a drop-off. In September there were 42 closed sales, but there were only 29 in October. The median and average prices also fell in this charming neighbor of The City Beautiful. The median sales price in Winter Park in September was $164,000, but fell to $158,000 in October. The average sales price took quite a tumble from $324,202 in September to $251,576 last month. Even though Winter Park is a relatively small city, it is home to some of the priciest properties in the Orlando market. The big difference in sales prices between September and October seems to be driven by the high end market. In September there were 11 sales priced over $500,000 and five of those were over one million dollars. In October there were only six sales over $500,000 and no sales of million dollar homes.
It also looks like the homes available for sale have come down in price as well. The median list price in September came in at $442,500, but dropped to $399,000 in October. The average list price also dropped from $741,240 in September to $707,382 last month. The number of homes for sale climbed a bit from 334 in September to 355 in October. The somewhat lower prices lead to slightly faster average days to contract of 110 down from 153. However, the median days to contract actually rose from 40 to 51.
