Welcome to my first review of the market conditions here in Winter Park, Florida on NewHomesDirectory.com Winter Park is a quiet upscale community just north of downtown Orlando. Known for its chain of lakes, parks, close proximity to Orlando and terrific schools Winter Park is a truly wonderful community in which to live and work.

Currently, there are only 337 homes available for sale in Winter Park with a median list price of  $418,000 and an average list price of $722,929. In August there were 56 closed sales with a median sales price of $166,000 and an average sales price of $224,672. At last month's sales pace there is a six month inventory of homes available for sale. Generally, we consider the market to be balanced with a six month inventory, so Winter Park is right where it should be. The average time it took these homes to sell was 113 with half of the sales coming within only 48 days. If you compare Winter Park with neighboring Orlando's median sales price of $115,000 you can see the extra value of a Winter Park address is about $50,000. Of the 56 closed sales last month eight were over $500,000 including one sale over $1,000,000, so the luxury segment is pretty strong here too.
