The Parkland market is one of those strange markets where home prices run from the low $300,000 range to the $4 to $5,000,000 range. Currently the high end of the market is the slowest selling portion with many great values available. October closings were down slightly and based on those numbers we have approximately 8.5 months of inventory available, the number is probably closer to 6.45 months of inventory which is still a little high.  The median price of homes sold was down 6.8% based on the year to date figures, which appears to be an anomaly.  Prices for the area as compared to last year are up over  7%.  One reason for the change in figures is that there is still new construction in the city, which competes with the same buyers. There are many great values in this upscale, exclusive city; the question is how long they will remain.
