Homes for Sale - San Antonio Market Conditions July 2009

With the U.S. military and several of the nation’s leading energy companies keeping employment strong (a 5.4% unemployment rate), San Antonio joined three other Texas cities in the Forbes Most Affordable Cities to Live list for 2009.

San Antonio Housing Markets

Although a good employment record was a factor in selecting cities for the coveted list, housing affordability was equally important. Fortunately, San Antonio continues to do well in that category. A July report from the San Antonio Board of Realtors disclosed figures for single family homes and condominium/townhomes. It turns out that 4 bedroom homes were listed at an average of $235,573, with an average sale price of $226,968. It was recorded that 416 of these were sold in July; but for homes with a little less square footage, the numbers were even better.

For three bedroom homes (640 were sold), the average listing price was $146,111, with an average sale price of $144,180. How about two bedrooms? You guessed it – even better still! Houses with two bedrooms or less were put on the market with an average asking price of $99,788, and sold (63 of them) at an average of $94,324. And there’s good news for those interested in condos and townhomes, too: Most of them are averaging in the low to mid 100,000’s this summer as well.
